Squared Quality Solutions (SQS) is advertising on behalf of a well-established Queensland property and construction group seeking an experienced Site Manager / Project Manager to join its Townsville-based delivery team.

This is a hands-on, site-based opportunity for an experienced construction professional with a strong commercial-building background gained within a Tier 1 or Tier 2 builder environment.

The successful candidate will take ownership of day-to-day construction delivery, site operations, subcontractor coordination, programme performance, safety, quality and project close-out across a strong pipeline of Townsville-based developments.

This role will suit an experienced Site Manager, Senior Site Manager or delivery-focused Project Manager seeking genuine project ownership and a long-term opportunity in North Queensland.


About the Role

Reporting to senior construction leadership, you will lead the operational delivery of commercial-construction projects from site establishment through to practical completion, defects rectification and handover.

You will work closely with Contract Administrators, consultants, subcontractors, suppliers and internal stakeholders to ensure projects are delivered safely, efficiently, on programme and to a high standard.

The role requires a practical construction leader who is confident managing live sites, driving subcontractor performance, resolving delivery issues and maintaining strong control over sequencing, logistics, quality and safety.


Key Responsibilities

Site Delivery and Leadership

  • Lead the day-to-day delivery of commercial-construction projects from commencement through to practical completion and defects close-out.

  • Manage site teams, subcontractors, suppliers and consultants across all stages of project delivery.

  • Coordinate daily site activities, trade sequencing, logistics, access requirements, deliveries and craneage operations.

  • Chair subcontractor coordination meetings, site meetings and programme reviews.

  • Monitor subcontractor performance, resourcing, workmanship and compliance with programme requirements.

  • Identify delivery constraints early and implement practical recovery strategies.

Programme and Procurement Coordination

  • Develop, monitor and maintain construction programmes, short-term look-ahead schedules and sequencing plans.

  • Track critical-path activities, procurement lead times and trade dependencies.

  • Coordinate subcontractor mobilisation, site integration and ongoing delivery performance.

  • Identify procurement risks, latent conditions, design issues and programme impacts.

  • Work closely with Contract Administrators to support trade engagement, procurement reviews and delivery planning.

Quality, Safety and Compliance

  • Maintain strong WHS standards across the project, including subcontractor compliance, site inductions, toolbox talks, inspections and corrective actions.

  • Conduct regular site walks, quality inspections and defect reviews.

  • Coordinate QA inspections, hold points, consultant inspections and authority requirements.

  • Monitor workmanship standards and coordinate rectification of incomplete or non-compliant works.

  • Support commissioning, practical-completion inspections and handover requirements.

Commercial and Stakeholder Coordination

  • Work closely with commercial teams to support variations, progress claims, EOT coordination and project reporting.

  • Maintain oversight of RFIs, design clarifications, shop drawings and consultant responses.

  • Prepare accurate programme updates and progress-reporting inputs for senior management.

  • Maintain positive working relationships with clients, consultants, subcontractors, suppliers and authorities.

  • Escalate material delivery, programme, quality or commercial risks promptly.


About You

To be successful in this role, you will ideally possess:

  • A minimum of 5 years of commercial-construction delivery experience.

  • Demonstrated experience with a Tier 1 or Tier 2 builder.

  • Experience in a Site Manager, Senior Site Manager, Project Manager or comparable delivery-focused position.

  • Proven experience delivering commercial, mixed-use, residential or development-led projects.

  • Strong knowledge of construction sequencing, staging, logistics and subcontractor coordination.

  • Experience managing projects through construction, commissioning, practical completion and defects phases.

  • Strong knowledge of WHS, QA and construction-compliance requirements.

  • The ability to read and interpret drawings, specifications and consultant documentation.

  • Sound commercial awareness, including an understanding of variations, progress claims, EOTs and subcontract administration.

  • Strong leadership, communication and stakeholder-management capability.

  • A current Construction White Card.

  • A current Australian driver licence.

  • Full Australian working rights.

Experience with Procore, Aconex, Microsoft Project, Primavera, Excel or similar construction-management systems will be highly regarded.

A formal qualification in Construction Management, Project Management, Engineering or a related discipline is desirable but not essential where supported by strong practical construction-delivery experience.
