About the role

An exciting opportunity has arisen for an experienced Property Manager to join the dynamic and rapidly expanding team at Ray White Kirwan in Townsville, Queensland. As a full-time Property Manager, you will be responsible for managing a diverse portfolio of residential properties, ensuring seamless tenant relations and optimising property performance for our valued clients.

What you'll be doing

• Efficiently manage a portfolio of residential properties with the support of a leasing agent and administrative assistant, overseeing all aspects of tenancy management—including routine inspections, maintenance coordination, and addressing both tenant and owner concerns

• Ensure timely rent collection and maintain accurate property records and financial statements

• Coordinate and oversee maintenance and repairs, working closely with tradespeople and contractors to ensure prompt and high-quality service

• Proactively identify opportunities to improve property performance and client satisfaction

• Provide exceptional customer service to both tenants and property owners

• Maintain detailed knowledge of relevant legislation and industry regulations

• Contribute to the overall success of the property management team and the broader Ray White Kirwan business

What we're looking for

• Proven experience as a Property Manager, ideally within the residential real estate sector

• Strong communication and interpersonal skills, with the ability to effectively liaise with tenants, owners, and tradespeople

• Excellent organisational and time management abilities, with a keen eye for detail

• Thorough understanding of residential tenancy laws and regulations

• Proficiency in using property management software and relevant digital tools

• A customer-centric approach and a genuine commitment to providing high-quality service

• Ability to work independently and as part of a collaborative team

• Current Queensland Real Estate Registration Certificate/License

• Valid Australian driver's licence
